Estimated Production Timelines

MODULAR HOMES:

Construction time varies depending on decision making processes, destination, size, model and season – some seasons are much busier than others. If you want your unit for Spring or summer we highly recommend getting your order in and finalized by early fall. Production queue fills quickly during season. And is on a first come first serve basis with finalized paid order. Timeline varies depending on product line, you can see each timeline estimate on the product page towards the end of the page. The timeline for production starts once engineering is done and stamped and your account is in good standing financially. Keep in mind that while your home is being built in the factory, you have site work to do so by the time the unit is ready so is your site. That is the difference between building on site vs factory built. If you were building your home on site, you would still have all the site work to do, but you cannot start your build until those items were all completed. With a prefab, both processes are being done simultaneously.

Here is an estimated outline of the Stages and Timelines for MODULAR HOMES :

Stage 1-  Drawings and Engineering (4-8 weeks after sign off) 25% Payment required

  • Green Terra Homes will provide architectural drawings that can be submitted for local permit approval
  • Site specific engineering and site reports as required
  • Select and finalize finishes and upgrades
  • the timeline is from the time you sign off on your final layout

Stage 2- Permit Submission by Owner (1-6+months)

  • We will email you the electronic docs for you to print
  • Permit documents are submitted to the local municipality by Owner/Builder for approval
  • Any questions from local municipality should be forwarded to us for review and assistance where possible.

Stage 3- Sales Order – 25% Pre-Construction Payment (4-8 weeks)

  • Locks in next available production spot (Limited Spots Available)
  • Site construction usually starts at this time by Owner/Builder
  • Typically, 4-8 week framing time once manufacturing begins

Stage 4 -Factory Construction– 40% Payment required (6-12 weeks)

  • Required prior to Sheathing, electrical and Plumbing
  • All payments for upgrades and finishes must be completed as well

Stage 5- Final 10% Payment to Green Terra Homes (2-3 weeks)  

  • Required prior to shipping
  • Coordinate Shipping arrangements with Owner/Builders shipping company
  • Storage fee extra if required
  • Walkthrough is required with Client (in person or video)

 

To Reserve Your Spot in Production:

  • 25% deposit of home sale price will be required to start design and engineering
  • 25% Pre-construction payment required to secure production spot
  • Additional 40% due after framing cut to confirm manufacture date
  • If you miss the deadlines you will be bumped to the next available production spot

 

    DIY STEEL FRAMING KITS

    For DIY kits, the estimated timelines vary depending on the size and model chosen, timelines may be a bit longer for a Home kit vs a steel building kit. Estimated timelines below are the standard procedure from the time you sign off on your layout:

    Stage 1- Drawings and Engineering (4-8 weeks after sign off ) 80% Payment required

    • Green Terra Homes will provide structural drawings (see details about what plans are provided HERE)
    • Site specific engineering and site reports as required (charges may apply see above)
    • Locks in next available manufacturing spot (Limited Spots Available)
    • Sign off on your layout and add-on choices if applicable

    Stage 2-  Manufacturing (4-10 weeks)

    • Typically, 4-10 week once manufacturing begins depending on unit model and size and production queue
    • Any upgrades chosen or added must be paid in full at this time.

    Stage 3 – Final 20% Payment and Shipping  (2-3 weeks)  

    • Payment is Required 2 weeks prior to shipping
    • Coordinate Shipping arrangements with Owner/Builders
    • Coordinate any tariffs and fees and duties if applicable
    • Allow time for delivery
    • Storage fee extra if required (if you need us to store the unit past 30 days)

    To Reserve Your Spot in Production, we need:

    • A confirmed signed Order
    • Down Payment – 80%  of sale price will be required to start design and engineering and to secure production spot
    • If you miss the deadlines you will be bumped to the next available production spot

    All estimated time frames stated are dependent on decision making processes, destination, season, size and model. These timelines will vary for double wide units.

     

    MOBILE, TINY, PARK MODEL HOMES (on chassis)

    Estimated timelines vary depending on size, season, location and finishes requested. However the below is the general estimated timeline for our standard product line from the time you sign off on your layout:

    Stage 1- Drawings and Engineering (4-8 weeks after sign off ) 80% Payment required

    • Green Terra Homes will provide drawings that can be submitted for local permit approval
    • Site specific engineering and site reports as required
    • Locks in next available manufacturing spot (Limited Spots Available)
    • Sign off on your layout and finishes

    Stage 2-  Manufacturing (8-12 weeks)

    • Typically, 8-12 week once manufacturing begins
    • Any upgrades chosen or added must be paid in full at this time.

    Stage 3 – Final 20% Payment and Shipping  (2-3 weeks)  

    • Payment is Required 2 weeks prior to shipping along with in person or virtual walkthrough
    • Coordinate Shipping arrangements with Owner/Builders
    • Coordinate any tariffs and fees and duties if applicable
    • Allow time for delivery
    • Storage fee extra if required (if you need us to store the unit past 30 days)

    To Reserve Your Spot in Production, we need:

    • A confirmed signed Order

    NOTE: All time frames stated above are estimates only and are dependent on decision making processes, destination, season, size and model. These timelines will vary for double wide units and large custom units which require a more detailed engineering process. Please note that all units use commercial grade galvanized steel frame and must be engineered unlike similar wood products.

     

    REFUND POLICY

    Please note that if a deposit is paid to hold a Quote, this deposit minus a $100 processing fee and any and all design/engineering fees incurred is refundable only if requested in writing prior to the 60 day deadline from acceptance of the quote. Past 60 days, if the client has not paid the first installment, the deposit becomes non-refundable and is forfeited. Consultation fees are non-refundable. There are no refunds, returns or cancellation once the project has started. Once design and engineering has started, if a client wants to cancel the order, there will be a $750 fee or 10% of total sale amount whichever is greater, plus any and all design charges incurred at a rate of $250/hr as declared by vendor and any fees incurred for engineering, plus any fees as declared by vendor for material procurement. If a refund is granted, please allow 45-60 business days from the date we receive the refund request, for processing and disbursement. We will notify you via email when Refund is disbursed. There is no return, refund or exchange on custom orders. Client Assistance Services such as permit inquiries, survey inquiries, etc. are billed at $50/hr plus $0.54/km and are non-refundable. Once Steel is procured, cut and production starts, there are no returns, exchanges or refunds, and purchaser will be liable for complete order.  Green Terra Homes will not hold your down payment separately or in an escrow or pay any interest on your down Payment. Items PAID and not picked up by Client will only be held for 30 days, a storage fee will apply thereafter at a rate of $100-$1000 per day depending on the size of the unit. Within 60 days the item will be considered abandoned and disposed of without prior notice, to recoup storage and restocking expenses, and any and all monies paid to date are forfeited and non-refundable.

     

     

    TERMS, CONDITIONS

    Refer to your sales agreement for projects with a value over $5K for additional terms and conditions.

    * Financing Terms & conditions presented are determined based on your credit, income, existing equity as well as the type and cost of the product being purchased. Green Terra Homes 3rd party financing terms and conditions are dictated by 3rd party lender(s). Final lender terms, conditions and finance rates are not within our control. Financing Terms and Conditions are determined based on your credit, income, existing equity and down payment, as well as the type and cost of the product being purchased. For chassis products such as RV, Tiny Homes, Mobile Homes, Park Model Trailers, Tiny Studio Suites, we process loans with low money down options through the bank that you may already have an account/relationship with. And you can choose longer payback periods for lower monthly payments.

    **Financing on approved credit, 120 and 240 month payments calculated based on first payment deposit and 8% -14% APR. Once your credit application is approved, we shall call to discuss your unit floor layout, overall design and unit finishes. You will receive a final Quote Agreement indicating the full purchase price of the unit, plus estimates of any applicable taxes, duties, transport and delivery charges (if applicable). If you proceed with the order, we will apply your Pre-Order Deposit Payment towards your final agreement. Until you enter into a Purchase Agreement, your Pre-Order may be cancelled at any time, in which case you will receive a full refund of your Pre-Order Payment minus application fee. Once you have signed the Purchase Agreement and made final payment arrangements/scheduling (or have received approval from our financing department), our design department will create a floor plan, elevation and exterior rendering of your design for your approval. See Terms and Conditions at checkout. In order for the Pre-order to be valid, you must check out and pay the deposit at checkout. You must Reference your pre-order number on your credit application. We will not process applications without a deposit or an order number.

    A representative from the local rental ownership will contact you once you have submitted your pre-order first months deposit and filled out the required credit application. Rental rates differ throughout the country, there are limited number of units that are to be made available for rental, your first months deposit DOES NOT guarantee a rental unit, but is required to initiate processing of your application in line with the local rental office ownership of rental program as managed by independent owner(s).

    Original product/material manufacturer for items such as flooring, windows, doors, fixtures, trim, cabinets, etc. are based on the transferable warranty from each manufacturer. Changes to our standard specifications and or replacement with specialty or custom items/materials will result in additional charges and the potential of needed additional onsite work/tasks to be completed by Builder/Owner. NO CREDIT applied for any deductions, replacements of and materials/items from Manufacturer's standard specifications/inclusions. Custom home plans are quoted based on Manufacturer's Standard Specifications/Inclusions, any design changes, additions, modifications, work orders will result in additional charges.

    Standard vendors materials, fixtures, appliances are all based on vendor’s standard plans. Changes to these specs or removal of certain items to be replaced by specialty items or custom items, will result in additional charges and often may void the CSA qualification of the RV. Custom plans can be considered, and will be priced based on complete list of modifications and custom build requirements and additional charges may also apply for certification. In the case of RV/Tiny units, certain size restrictions do apply, 8.5' maximum width and 13.1' maximum height from grade.
